Our Story
We have paired Bruce Swanson with Swanson & Associates 17 years of top producing real estate service, and Dr.Keith Ingram's 33 years in education in Cherokee County to develop Education First Fund (EF2) which is an initiative to support our children and local educators.
EF2 will make a $500 donation at the time of closing on a single home to any EF2 participating elementary school, middle school and high school {of a client’s choice}.
We designed this program to help alleviate the day to day struggles and supply demands at our local schools, and believe in sacrificing a little bit of our business to make a big impact in our local community.

Bruce has over 23 years of real estate buying/selling, investment properties, and land development. He leads and mentors a high-achieving team of real estate professionals at Keller Williams in Woodstock. He is a proud father, husband, and is active in giving back to the community. When not hard at work, Bruce can be found on a fishing boat or deer stand.

Dr. Keith Ingram

After 33 years. as an educator/principal in Cherokee County Schools, Keith started his second career in real estate. He joined forces with Bruce and started EF2 Realty Team as a way to provide clients with the best possible real estate experience in addition to giving back to local schools. It's been a winning combination! After work, you can find him running errands on his red electric scooter 🛴, spending time with his wife and grandkids, or on the soccer field, playing goalkeeper for multiple men’s teams.

Jayson Moss
REALTOR
Jayson joined the Keller Williams and EF2 team after a rewarding 17 year career in law enforcement, and the past 5 years as a successful residential construction company owner. He brings his professional knowledge and remodeling experience to the team by locating and selling investment homes. Jayson and his wife Joey, who is an administrator for the Cherokee County School District, have been married for 25 years and have two grown sons. As a Cherokee County native, he looks forward to continuing his investment in the lives of the community that he calls home.

Richie Carnes
REALTOR
Richie joined the EF2 Realty Team in 2024 after a long career in education, including serving as the principal for Creekland Middle School. Born and raised in Cherokee County, Dr. Richard (Richie) Carnes has been in the education field for 30 years.
Dr. Carnes earned a master’s degree in foundations of education from Troy State University (2003), and he earned a master’s degree in education leadership from Georgia College and State University (2008). In 2011, he received his Doctor of Education in Educational Leadership from Nova Southeastern University.

Lauri Wischner
OPERATIONS DIRECTOR
Lauri is the heart and soul of EF2 operations. She brings unique and valuable tools to make our team run like a smoothly oiled machine. Lauri’s been in sales for more than 30 years and brought with her a plethora of skills including high attention to detail & amazing communication skills. When not working hard for our EF2 team, you can find Lauri with her husband, daughter and dog, usually hiking.
